When a tree falls on your property, insurance can cover a lot β or nothing. Here's how Brisbane home insurance policies typically handle tree removal.
The fundamental rule
Home insurance generally covers removal of a tree that has fallen on and damaged an insured structure. It generally does not cover removal of a tree that fell harmlessly on the lawn, or removal of a tree you simply want removed.
What is typically covered
- Tree fell on the house and caused roof or structural damage
- Tree fell on a garage, shed, or fence that is insured under the policy
- Emergency clearing required to access the property or prevent further damage
- Damage to contents if the tree came through the roof
What is typically not covered
- Tree fell on the lawn and caused no structural damage
- You want to remove a tree that's healthy but you don't want it anymore
- Storm damage to a tree that hasn't actually fallen yet
- Preventive removal of a tree that poses a risk
How to make the claim
Notify your insurer immediately β most policies require notification within a set time. Get a claim reference. Take photos before any work begins. We can provide a written report for your insurer and work around the insurance assessment process. We also note the tree condition at the time of removal for documentation purposes.
When neighbour's trees are involved
If your neighbour's tree falls on your property and damages your structure, your own insurer is usually the first point of contact. Your insurer may then pursue the neighbour's insurer if negligence can be established β for example, if the tree was known to be dead or diseased.
